Bellevue’s 35 units split across eight named types: Diamond, Sapphire 1, Sapphire 2, Pearl, Emerald, Topaz, Jade 1, Jade 2, and Amber. Each type has its own floor count, pool placement, and bedroom mix. Below is how those specs line up with four common buyer situations.
Family households: Emerald and Topaz
Emerald spans two floors across 268.87 m². It has three bathrooms and a private infinity pool sized for daily use rather than a single dramatic photo.
Topaz sits at the other end of the size range. It runs 174.71 m² across three floors, with two bedrooms and its own private pool. Six Topaz units exist, more than any other type at Bellevue. That supply keeps the entry price for a family villa here lower than Diamond or Sapphire.
Both types suit people who plan to live in Canggu full time rather than book a week here and there. A private, on-site pool matters more to a household with young children than proximity to nightlife.
First-time and solo investors: Jade 1 and Jade 2
Jade 1 and Jade 2 share the smallest bedroom count at Bellevue, two bedrooms each across 205.55 m². Only three units exist per option. Every unit type at Bellevue sits on the same legal ground. Foreign buyers hold Bali property through Hak Sewa (leasehold), Hak Pakai, or a PT PMA company structure, not outright freehold title.
Hak Sewa is a contractual lease with no statutory maximum term and no BPN land registration. That keeps transaction costs low, but protection depends entirely on the contract itself, according to Bali Property Rules. Hak Pakai works differently, it can run up to 80 years through an initial term plus two renewal stages, and Indonesia’s land agency registers it, per Bali Property Rules.
